Lambeth Council has given the green light to a bold new project that will transform Hardess Yard into a vibrant mix of co-living spaces and creative work hubs.
Here’s the lowdown: the development, designed by PLP Architecture, will bring 320 co-living studios and 1,400 square metres of industrial workspace to the area. This isn’t just about building homes—it’s about creating a community.
The site will feature two distinct buildings. To the north, a seven- to 14-storey block will house the co-living spaces, while a two-storey building to the south is reserved for local businesses, particularly those in the creative industries. Think of it as a modern mash-up of living and working, all in one spot.
But that’s not all—there’ll also be landscaped public spaces, including a pocket park. Yes, Brixton, you’re getting a little greener.
The design of Hardess Yard tips its hat to Brixton’s industrial heritage. Expect deep brick façades, scalloped lintels, metallic cladding, and even green walls on the workspace buildings. It’s classic meets contemporary, all while keeping Brixton’s unique character firmly in mind.
PLP Architecture’s Andrei Martin said it best: “Our vision for Hardess Yard expands the traditional co-living model by offering a vibrant social core alongside state-of-the-art light industrial workspaces.”
This project isn’t just about looking good—it’s also about being green. Hardess Yard is targeting WELL Platinum and BREEAM Outstanding certifications. Translation? It’s setting the standard for eco-friendly design. From high-performance building materials to passive energy systems and triple glazing, this development is serious about sustainability.
It’s even smashing London’s carbon reduction targets, exceeding them by a hefty 28%.
This is a big deal for the local community. The industrial spaces are specifically designed to support small and medium-sized businesses in the creative sector, giving them the space to thrive.
Daniel Rastegar, partner at Mitheridge Capital Management (one of the firms behind the project), summed it up: “This scheme promises to bring significant benefits to Brixton and Lambeth, providing quality homes on flexible terms while supporting local enterprises.”
Hardess Yard is just one piece of the puzzle in Lambeth Council’s plans to revitalise the area. Sitting across from Higgs Yard—a mixed-use project by Peabody—this development is part of a growing cluster of homes, workspaces, and public spaces.
So, what’s next for Brixton? With developments like Hardess Yard on the horizon, it’s clear that the area is getting the attention it deserves. Whether you’re a local creative looking for workspace or someone seeking modern, flexible living, this project has plenty to get excited about.
