Lambeth Council has given the green light to a bold new project that will transform Hardess Yard into a vibrant mix of co-living spaces and creative work hubs.
Here’s the lowdown: the development, designed by PLP Architecture, will bring 320 co-living studios and 1,400 square metres of industrial workspace to the area. This isn’t just about building homes—it’s about creating a community.

PLP Architecture’s Andrei Martin said it best: “Our vision for Hardess Yard expands the traditional co-living model by offering a vibrant social core alongside state-of-the-art light industrial workspaces.”
This project isn’t just about looking good—it’s also about being green. Hardess Yard is targeting WELL Platinum and BREEAM Outstanding certifications. Translation? It’s setting the standard for eco-friendly design. From high-performance building materials to passive energy systems and triple glazing, this development is serious about sustainability.
It’s even smashing London’s carbon reduction targets, exceeding them by a hefty 28%.
